7.0Des was very accommodating to all of us, allowing us to check in early and take over the guest house (we booked 5 rooms for a family funeral nearby). We were able to use the whole property and gardens and really appreciated his friendliness and the location of his property.
− There was road noise but this can't be helped as it is located on the main road into Epping.

− Extremely noisy, busy, fast road. Only a few quieter hours overnight. Winter duvet on bed, despite very hot weather in June.

8.0The room was clean and the beds very comfortable set in a lovely quiet spot with lovely views.
− We were given a self catering room which was not made clear when booking the facilities were a little lacking but enough to see us through.
