Really enjoyable, peaceful stay and ideal for a family.

Very good communication from the hosts and very easy to find and access to property. Instructions were very clear. The villa was very peaceful and spacious with everything you would expect. The hot tub, pool table, chess, foosball table and dart board were all used a lot and were great to have included. The swimming pool was also great to have and we also made use of the BBQ. Good to have inside and outside dining table options. All rooms had their own en-suite facilities which was great. Shops and cafes a short walk (although a little hilly) / drive away and only a 10-15 minute drive to Puerto Del Carmen (or a 50 minute walk if you fancy it). Views from the villa were really good and felt very private, yet safe.

− Some of the facilities were a little dated and could do with a refresh. For example, there was a lot of paint coming off the hot tub, the pool queues were bent or damaged and the dart board has seen better days. Nothing major, but would be great if they were all refreshed. Swimming pool was a little cold but assume it would be better on warmer days. Could do with a bigger oven considering the size of the villa and how many people would be there.

The House and especially the terrace was very spacious and a fantastic view. Very quiet also because of a dead end road. And the location is perfect as in 5 mins by car you are in Playa Carmen. I really must say that Hanna (Host) really was prompt every time we asked or needed something. And thanks for the mid stay cleaning as they did a great job with changing all the linen and towels etc. The bed was also very comfortable and so was the couch in the lounge.

− The entertainment meaning games on the terrace need renewing as the table soccer was dirty and also broken. Dart game only had 5 darts of which 2 had flat points. Sadly the pool was very cold. The Jacuzzi was amazing also the size, but the paint in the tub was peeling off. The cushions for the sun chairs are really old and stained. We also had to ask them to clean the big windows in the lounge as they were so dirty that you couldn’t see the beautiful view of the Ocean, but I must say they cleaned them the next day, so thanks for that. We were a little disappointed that there was no welcome present (which we have had in many other accommodations) and that there was no Christmas decorations what so ever.

A lovely spacious villa situated such that it looks down to the sea from a large outside patio where you will find the pool and hot tub. Tias is a lovely place to visit if you are looking for peace and quiet - there are little bars (make sure you visit nearby Rosa's) and restaurants, some are both bars and eating places. What's more for self caterers there are plenty of palces to purchse good food for home cooking. The hosts go out of their way to make you welcome and help if you have any problems

− My wife and I cannot think of anything that we did not like so there is no point in sayng anything more here.

A lovely relaxing stay at a really beautiful villa with fabulous sea views.

Excellent Villa with super outside space and facilities on the patio. Room for two cars, which we had, and so we appreciated being able to park right outside the villa. The small town of Tias is centrally situated on the Island, with only short drives to both the beach and areas for shopping and sightseeing. A really super location. The hosts were lovely and close by if help was needed.

− We were sadly disappointed with the swimming pool, as we love to swim and booked this villa because it was advertised as having a 'heated pool'. We wrongly thought that it was properly heated by a pump or some such. However, it only had a cover that used the sun's rays to heat the water. Therefore, with the weather we had - rather cold, rainy, very windy and little sun, the water of the pool was not heated. We didn't use the pool very much as it was too cold for the older members of our party. We can only presume that favourable remarks about this pool were made by visitors during very hot weather.
