− A place with great potential but it's new so several things not in place yet eg kitchen utensils, garden. A bit far from town but there's was a marathon event in the area and most places were booked out,

5.0it was available at short notice when everything else was booked out, it was clean, the owner was helpful when issues arose.
− Not actually in Ballarat - name is a bit misleading. No numbers on the room doors, and instructions as to how to find the room was confusing, ended up trying to enter the code on multiple doors which was noisy and no doubt annoying for anyone in those rooms before having to call owner to help. The surge protection tripped everytime I tried to use my standard australian charger which I have never had an issue with anywhere else and I have travelled extensively and used it in multiple different locations, the owner lent me a charger which was helpful, but I couldn't use my hair appliances for worrying that it would trip it again. The bedding felt cheap and pillows were not comfortable. Could not actually make tea and coffee in the room - had to go to kitchen which is fine, but still misleading. No bedside lamp for night reading.
