Very nice, well maintained house, clean room, very friendly and helpful host. Continental style breakfast with good choice of cereals, juice, yoghurts. Very quiet location enabling good sleep.

Another wonderful stay at Karen’s guest house. We stayed here last year as well and definitely recommend it to anyone wanting to visit the Brighton and Hove area. The property is exactly as described, we stayed in the double bedroom upstairs which was clean and comfortable. Some toiletries are provided, plus towels and a robe. It is an attic room so can be warm but we were able to cool it down considerably by keeping the large window open slightly overnight and by turning on the fan, which works well. The shared bathroom is kept clean and the shower is lovely, powerful and hot. We enjoyed trying different coffee pod capsules both mornings and had our breakfast out in the paved section of the garden, in the gorgeous sunshine. Croissants were laid out for us each morning and there was a selection of self serve breakfast items such as toast, cereal, juices, coffee, tea and biscuits. Finding and accessing the property is super easy and the driveway parking is such a bonus for us, as anyone knows finding parking in the Brighton area is a nightmare!! There’s a bus route “5B”, which gets you into town centre in about 15-20 minutes. I absolutely have to shout out Karen, the host. There’s a reason we didn’t hesitate to book with her again this year. She’s so friendly and happy to help with anything or answer any questions. Super responsive communication and makes you feel so welcome and like nothing is a bother. I also just want to highlight that if you’re LGBTQ+ and looking for a place to stay around Brighton, you’ll have absolutely no trouble from Karen. My partner and I have felt so safe with her both stays when we’ve visited for Trans Pride and will definitely be back again! Thank you Karen, a pleasure as always!

No negatives as far as we’re concerned. Good value for money, free off street parking, comfortable and with a fantastic host!

The property was well situated for where I wanted to be. Short drive into Brighton and buses very close. The property itself was beautifully decorated throughout and all areas immaculately cleaned and maintained. The selection for breakfast was excellent. A guest fridge available. Nothin too much trouble for Karen the hostess.

The host was exceptionally good. The place was very clean n organised. The only negative was the guest room, our room during our stay. Its in the loft, very small, kneeling when moving on the window side and that's NOT right when we r supposed to be relaxed. The heat did not help at all with a temperature of 38degrees in a small loft converted room, we cudnt sleep, there was a fan which did not really help BUT it was a little bit better. The condition of NOT using the shower between 10pm - 0630am was very restrictive especially in that heat. I would NOT go to stay at this property again and its ALL because of the small room in the loft.

The host was great Freedom to use the kitchen.
