Well located budget hotel with good breakfast.

The location was great. We were close to the Gran Viale and beaches, but on a quieter street. The staff was also very friendly, responsive, and helpful. They cleaned the room daily, and there was air conditioning. There was also a TV with streaming services, which was nice for down time. The breakfast was great and coffee was delicious and strong!
− The room was tiny and we were very crammed in there as a family of four. When we arrived, the floors felt dirty but they addressed it quickly. The beds were not very comfortable. The worst part was that the wall with our neighbor was paper thin, and the first night they were up all night and kept us awake.

La struttura è accogliente. La posizione ottima sia per il centro del lido, sia per il mare. Carina la colazione servita in giardino!
− Il giardino potrebbe essere più curato e il set di cortesia del bagno può essere migliorato, arricchito (considerato anche che il prezzo del soggiorno non è basso).

Excellent location: Very close to the Vaporetto water bus station, restaurants, shops, and main attractions. Quick issue resolution: Any problems we reported (including the initial cleanliness issue) were fixed by the staff immediately. Room comfort: The air conditioning worked perfectly, keeping the room nice and cool. The beds were comfortable, and we had a lovely, green view of the garden. Proximity to water: The sea is close by, and it is very green all around.
− Disappointing check-in & service: Nobody was at the reception when we arrived. We were just left with our keys on the desk next to a name tag. Outdated & poor maintenance: The hotel feels stuck in the past. There are many broken details, plastic tables/chairs at breakfast, and even squashed mosquito marks on the walls. Noise & Size: The walls are paper-thin; you can hear other guests even when they speak quietly. The room was also too tight for a family with a child, and the mini-fridge was very noisy. Very basic breakfast: Extremely limited options with no variety. Only boiled eggs, some tomatoes, and limited fruits (mostly melon, occasionally watermelon). Absolutely no options for vegetarians, vegans, or picky-eating children. Beach access: While the beach is close, it is a paid one. The free public beach is a 20-minute walk away in the heat. Verdict: While the staff is helpful and the location is great, the hotel urgently needs a renovation and a better breakfast to meet modern standards.
