Ideal stay for a theatre visit, which was reason for our stay.

Good location, friendly and helpful staff. Bar stayed open late, until 1am, not closing g early like most zeastbourne hotels. Nice old fashioned hotel.

− No air conditioning, didn't have breakfast there because considered expensive at £40 for two.

The manager George and the reception team were all great, and most accommodating. The evening pianist, Alan, was most talented. Loved the size of the junior suites.

Room was spacious, hotel so close to pier. Cheap parking permit a d available zone H spaces.

Excellent location, but disappointing cleanliness and poor value for money

The location was excellent — the seafront is just across the road, and a good selection of restaurants and cafés is right around the corner. The bed was comfortably soft, and we also appreciated having a proper bathtub rather than just a shower, which can be surprisingly difficult to find.

− The hotel felt tired and in need of refurbishment. There was an unpleasant smell in both the corridors and the room, and the overall level of cleanliness was disappointing. The carpet, sofa, windows and curtains all appeared dirty and poorly maintained. Considering the price we paid, the room did not reflect the standard or quality we expected. There was also no air conditioning, which made the stay less comfortable.

Breakfast is available at the property for all guests, served in either the breakfast lounge, guest bedrooms or the terrace; between 08:00-10:30.

Should you wish to cancel your reservation please ensure that you inform the hotel, at least 5 days prior to your check-in date; in order to receive a full refund. If your booking is canceled within the 5 day window, a one night charge is applied. Additionally, should you wish to shorten your stay, once checked-in, a charge of the following night's stay will be applied.

In the event of a shortened stay after check-in, a charge equivalent to one night's rate will apply. This fee is nonrefundable and will be assessed regardless of the remaining duration of the original reservation.Guests are required to show a photo ID and credit card upon check-in.
