6.0It is clear that this hotel was once state of the art and the height of luxury, but sadly that was likely 20-30 years ago. The room was comfortable and the junior suite spacious, with panoramic views. It lacks basic amenities such as power outlets near the bed, safe in the room, even a shower you can adjust the height of (too short for someone above 5 ft 6). Other basic issues to highlight, very old spring mattresses, unattractive surroundings (looking like a run down industrial estate), minimal cleaning of the rooms on a day to day basis and areas that evidently are not cleaned on a regular basis, no mini bar and no insulation on the windows meaning you can't have the curtains open during the day as the room quickly becomes far too hot. This room served a purpose during a busy festival period in Chiang Mai, when there were limited other options available, but we would likely look to stay somewhere else if we were to visit again.

10.0Beds are very hard. Pool is difficult to get in & out of. There should be steps & handrails. Wifi is spotty at best. Could not auto-login. Need gluten free bread or rolls.

4.0Property is so run down. Room very sad looking. Toilet need a good cleaning . Carpet in the room worn and tired looking. All the wood finishing looks sad
